Planning to sell your home? If so, make sure that it is attractive to potential buyers. Home staging enables to make your stand out in the crowds. Thus, staging a house is important to get the expected value of the house.

Home staging involves making the home appealing to prospects. This might include decluttering, kitchen remodeling, etc. Home staging helps sell your home easier, faster and at a better price.

While considering home staging, check if you could finish the project by do-it-yourself method. If you are unable to devote time or find it difficult to do it yourself, hiring a home staging professional is a sensible option.

We discuss here the importance of staging homes.

Purpose of home staging

The purpose is to make the home appear neat, spacious and stylish, so that it looks attractive to potential buyers. A staged home gets a better price when compared to non-staged ones.

Creates perfect blend/environment to sell your home

You can either modify partially or the entire house (if need be), to better showcase to suit buyers' needs. You need to complete tasks like cleaning the house, minor repairs for leaky pipes and storage related shelves, settle electrical issues, paint the interior and exterior walls with ambient colors, re-arranging furniture, remodeling the kitchen, etc., to create a perfect home.

Minimizes noticeable flaws

Staging minimizes flaws in your house and adds value to it. Even if there are any minor issues, staging entirely transforms your house into a well presented piece of property and makes it look attractive. It even helps potential buyers visualize themselves living in your house.
Following are some essential things to do, before you get your house ready for sale.

· Exterior appearance: Make sure that when looked from outside, your home looks great. The exterior makes a first impression on the prospective buyer!

· De-clutter: Remove debris and unwanted items such as extra furniture, books from your house. Keep all your belongings such as photos on walls, etc., away. This allows potential buyers to visualize themselves in your house. If the visitor is the buyer's agent, even then it is important, as you are not aware of the prospective buyer in that case.

· No smelly rooms: Get rid of any smell from pets, etc. Use home deodorants for the purpose, or take the help of professionals.

· Paint rooms: Paint each room with ambient colors. For example, for living room you could choose a light color. This is to make the rooms personalize with the prospective buyers.

· Re-arrange furniture: Rearrange your furniture, in an orderly fashion, so that the home does not look congested. Place them elsewhere, for instance, in the living room, which will make them useful.

· Create storage shelves: Having sufficient storage shelves is important. If your house lacks storage shelves, create them on the walls of your living room, bed rooms, kitchen and bathrooms.

· Repair leaky pipes: Check out if there is any issue, and get the leaky pipes replaced as needed. Take professional plumbers, if you cannot fix them.

· Solve electrical issues: Fix electrical issues, if any, in the house, before you plan to sell the house. Check for condition of wiring. Take help of an electrician to fix the issues.

· Painting in the exterior: Paint the exterior of the house with neutral colors to give it a new look. A painted house looks fresh and elegant and therefore attracts buyers. Don't paint the house with dark and flashy colors.

· Ventilation: Make sure to have glass windows on the corner top of the walls (for ventilation) to allow light into the room. A well ventilated house allows fresh air to come in.

· Doors and windows: Check for damaged windows and doors. Replace them if necessary.

· Kitchen remodeling: Remodel your kitchen. Paint kitchen cabinets to give a glossy look. Make sure there is adequate ventilation.

· Bathroom fixtures: Replace old and damaged tiles with new ones. A fresh and clean bathroom makes it more attractive.

· Legal papers: Keep all the deeds regarding your home ready. Prospective buyers are likely to wish to know about this.

· Others: Check for the ceiling or roof moisture, gutters, basement and other things that need repairs (if required).

If the house is free from all these issues, buyers are more likely opt to buy your house. A staged house looks impressive and attractive to the buyers, which makes them buy your house in the first look itself.
