Remodeling a kitchen or bathroom can be both stressful and incredibly exciting. It can be even more exciting when you’re remodeling in order to sell a home. Whether you’re trying to “flip” a house that you bought for a discounted price, or trying to sell your own- making the space as appealing as possible is important. Keeping the cost to a minimum is a huge concern as well.

The less you spend remodeling the space, the more money you’ll have to put towards your new home (or in your bank account). Two of the major selling points of any home are the kitchen and bathroom. A poorly designed kitchen, or an unfortunately placed bathroom can negate an otherwise beautiful home design. It’s important to maximize the space, while creating an area that will remain warm and welcoming.

Fortunately, updating and remodeling these rooms doesn’t have to break the bank. There are many attractive and modern options that can make a huge difference for only a little cost. You may have to do a little extra work, but the money saved in labor can make all the difference. Start researching everything from flooring options to where to buy ready to assemble bathroom cabinets online. Decide what you need and want from the rooms, and get the materials necessary to make it happen.

Update Kitchen Appliances

As quaint and nostalgic as that old avocado fridge may be, it’s not going to scream “buy me!” when you do walk-throughs. You can check both estate sales, and local appliance dealers to try and find the best deal on newer models. Sometimes a local dealer will give you a discounted price when you purchase several items at once.

It doesn’t have to be the top-of-the-line digitized blue-tooth connected talking refrigerator, but finding a nice stainless steel model won’t hurt. Try to find a matching stove and built in microwave if possible. This can add thousands onto a sale price. Make sure to try and include a dishwasher- this is one thing many people just expect now.

Replace Both Kitchen and Bathroom Cabinetry

Nothing can make a kitchen or bathroom look dilapidated faster than faded peeling cabinetry. Hiring someone to replace all of this can cost a bundle- especially if you’re trying to use higher quality products. You can either buy cheap cabinets and pay for installation, or consider buying higher quality products that you can assemble and install yourself.

Cabinetry is often the first thing that people look at when they walk into a room. If there’s water damage or discoloration, it can undermine even the positive traits. New cabinets and bathroom vanities can make the entire space look brand new.

Use a Professional for Structural Damage

If you pull out the cabinets and discover that the wiring is exposed or the drywall is rotting- then you may need to break down and call in a professional. If it can cause a fire, or lead to larger projects later- then you need to be responsible and get it taken care of. This eliminates liability on your part, and can protect you from a potential lawsuit.

Update Flooring

Peeling linoleum or cracked tile can ruin a home’s appeal. There are lots of inexpensive options available if you’re willing to wait for sales, search online. And do the installation yourself. There are some laminate and snap together floors that can mimic both tile and real wood. This can completely revitalize a room, and bring entirely new life to the space. Just make sure that the flooring is appropriately designed for the room’s use.
