Improvement Investment or Selling Stage?

Rate this Entry
Many homeowners are wondering, is home improvement worth the investment? Home improvement is a huge decision that should be considered carefully. The first thing to ask yourself is whether or not your home the right fit for home improvement.

Things to Consider

There are many things to consider before moving forward with home improvement and the list might surprise you. The first thing to figure out is not about whether your house can be improved upon; all homes can be improved by some capacity. The real thing to figure out is whether you still love your property. Take a moment and think about the following items about your home, because this is what cannot change and will not no matter how much time and money you spend on improvement:

· Do you love the school district you are in?
· How are the neighborhood and the street you live on?
· Is your yard and property layout everything you dreamed of?
· How is the commute to work?
· Do you have adequate access to market and malls?
· Will you have the finances to complete your home improvement the right way?

All of these areas are the most important things to check off before you even start talking with a contractor or construction company. The fact that selling your home is easier in our current housing marketing should have an impact on your decision. Home improvement is not always a seamless process, and it is definitely not inexpensive Therefore, the list above should be satisfied before moving on with home improvement.

Finances First!

Once you have checked each item off the list, it is time to figure out how to improve your home. First thing’s first, decide on a budget. Before meeting with your contractor it is key to decide on your budget. You will need to be honest with your contractor and realistic throughout the whole process. Once your home improvement starts there may not be any going back, and the expenses won’t stop either.

Prioritize Your Place

Next create a list by highest priority to lowest priority. This might reflect your budget, but you also need to focus on the most important areas of your home. This will help your contractor gage what is most important to be improved in your home and what to spend the most time and money on.

Shop Around

Consider shopping around before you make the critical decisions. Everyone has an idea of their dream home, but will others like it just as much as you? Even if you plan on staying in your home for the next 20 years, you will still one day sell your home. You want the return on your investment to reflect how much time and money you put into your improvement. To ensure that this happens take a look at newer homes on the market, see what is selling, find out what is desired and try to incorporate newer trends into your improvement.

Explore the Neighborhood

If you are on the fence on whether the improvements you came up with are right for your home, check out your neighbors. This can act as the guide to gage the value of your home post improvement. Try to stay within the small style and/or formats of your neighbors’ homes, but if something like an additional bedroom or updated kitchen will set you apart, definitely consider moving forward with the improvements.
